To begin the process of selling a property, its promotion, the subsequent conclusion of the Purchase and Sale Promise Contract (CPCV) - with, or without, a credit request from the potential buyer - and the respective conclusion with the public deed, it will be necessary to obtain all associated documents; like this:
 

  • Land Registration Certificate (CRP)
    Obtained from the Land Registry Office, it allows you to consult the history of the property, the registrations made, particularly pending ones, in addition to certifying its ownership; It is valid for 6 months and can be requested on the Predial Online platform, at a cost of €15, in its full version.
     
  • Predial Booklet (CP)
    Also known as a matrix certificate, the Caderneta Predial describes the tax status of the property, in addition to other relevant information: its description, location, identification of the owner(s) and the asset value of the property, which will validate the calculation of Municipal Property Tax (IMI).
     
  • Use license (LU)
    It is the document that details the type of use for which the property is intended, which results in its purpose, residential or non-residential. They can be obtained from the respective City Council.
     
  • Property plan
    The property plan, which involves its different areas – gross or useful, for example – is the document that attests to the composition and distribution of the property, and its respective allocation (kitchen, living room, bedroom…); consultation is also possible with the respective City Council.
     
  • Energy Certificate (CE)
    The Energy Certificate is a document that measures and evaluates the energy efficiency of a property, on a scale from very efficient (A+) to not very efficient (F), validated by technicians accredited by the Energy Agency (ADENE); It has been mandatory since 2013 for anyone looking to sell or rent a property. It is valid for 10 to 8 years, in the latter case for large commercial and service buildings.
     
  • Housing Technical Data Sheet (FTH)
    Mandatory for residential properties built after March 2004, this is the document that contains information on the architectural project, the characteristics of the work, the materials involved and any changes made during the (re)construction of the property.
